Ambitious project aims to enhance connectivity and economic growth in Johor Bahru.
In a bold move set to redefine Johor Bahru’s urban landscape, an RM2.6 billion (S$788 million) mixed-use development is planned at the Bukit Chagar terminus of the upcoming Johor Bahru-Singapore Rapid Transit System (RTS) Link. This project promises to be a game-changer for the region, blending infrastructure, commerce, and residential spaces into a cohesive urban hub.
The Bukit Chagar Integrated Mixed-Use Development, a collaboration between MRT Corp and Sunway Group, will feature a shopping mall, four high-rise towers, a hotel, serviced apartments, a health hub, and educational facilities. With construction starting in March 2025 and expected completion by 2033, the project will include a park-and-ride facility for 1,550 cars and 1,015 motorcycles to accommodate the RTS Link’s projected daily ridership of 40,000 passengers.
This development is expected to alleviate congestion on the Johor-Singapore Causeway and enhance cross-border travel. The RTS Link, designed to carry 10,000 passengers per hour, will connect Bukit Chagar to Woodlands North MRT in Singapore, providing seamless transit for commuters and tourists alike.
The autonomous rapid transit (ART) system, a driverless tram-bus network, is planned to support the RTS by connecting other parts of Johor Bahru. Transport Minister Anthony Loke emphasized the ART’s affordability and quicker implementation compared to traditional rail systems, with costs estimated at RM7 billion (S$1.96 billion).
Jeffrey Cheah, Sunway Group’s founder, highlighted the project’s potential to attract investment, create jobs, and stimulate local businesses. MRT Corp CEO Mohd Zarif Hashim reiterated the importance of integrating public transport with commercial spaces for sustainable growth.
While the development offers numerous benefits, concerns remain about potential traffic congestion, environmental impacts, and social displacement. Thoughtful planning and active community engagement are essential to address these challenges and ensure equitable benefits.
