Seremban is entering a pivotal phase of urban transformation as the RM2 billion Seremban Sentral Transit-Oriented Development moves forward. Designed as a modern ecosystem anchored by transport connectivity, the project is set to reshape Negeri Sembilan’s economic landscape over the next decade.

A New Economic Driver for Negeri Sembilan
The Seremban Sentral TOD is projected to generate up to RM300 million in annual business revenue while creating approximately 2,500 new jobs across healthcare, retail, logistics, tourism, and services. The development is positioned as a major catalyst for long-term economic uplift, aligning with Negeri Sembilan’s ambitions to strengthen its urban competitiveness.

Boost from Enhanced ETS Connectivity

A significant advantage comes from the upcoming Electric Train Service linking Johor Bahru and Kuala Lumpur, scheduled to launch on December 12. Property experts anticipate that the improved accessibility will attract investors, accelerate commercial activity, and increase residential demand. They also project rising property values in surrounding areas as connectivity strengthens.

Government Vision for a Modern Economic Centre
Transport Minister Anthony Loke emphasized during the groundbreaking ceremony that Seremban Sentral represents more than construction progress. He described it as a transformative chapter for the city, signaling a shift toward a modern and sustainable economic identity. Loke aims to position the area as a strategic base for multinational companies seeking cost-effective operating environments.

Infrastructure Upgrades and Long-Term Planning

The ongoing Seremban Station upgrade, expected to be completed by 2028, will further integrate the new township with national rail infrastructure. Enhanced mobility is central to the TOD model, ensuring businesses and residents benefit from seamless transportation flows.

Sunway Group’s Strategic Partnership with RAC
The Railway Assets Corp, which owns the development land, partnered with Sunway Group after the latter submitted the strongest proposal in terms of returns and land valuation. Sunway founder Tan Sri Sir Dr Jeffrey Cheah highlighted the group’s intention to drive inclusive and sustainable growth through a long-term collaboration that benefits both the economy and the community.

Phased Development Over a Decade
The 20.8-acre project will be built in two major phases.
Phase One (2026–2030) includes:

– A 250-bed Sunway Seremban Medical Centre

– A 1.2 million square foot shopping mall

– A 300,000 square foot office tower

Phase Two (2029–2039) will add 3.2 million square feet of residential, commercial, and community amenities, including serviced apartments, solidifying the site as a fully integrated urban hub.

Preserving Heritage While Building the Future
Despite its modern ambition, the development will integrate Seremban’s historical identity by restoring the colonial-era Seremban Yard and protecting mature trees that define the area’s landscape character.

The Seremban Sentral TOD marks a bold step toward urban renewal that could influence regional mobility, talent attraction, and economic resilience for both Malaysians and neighboring Singaporeans who depend on integrated transport corridors. Its long-term impact will be seen not only in infrastructure but in the broader transformation of Seremban’s urban identity.
