Sunway Property’s first JBCC project captures cross-border demand with strategic location and smart design.
Sunway Property has officially launched Sunway Majestic, its first development in Johor Bahru City Centre (JBCC) — marking the city centre’s debut of SOHO apartments. Positioned for both Malaysian and Singaporean buyers, the project reflects Johor’s rising appeal as a connected and investment-ready urban hub.
Strong Demand From Both Sides of the Causeway
According to Sunway Property, 70% of Sunway Majestic buyers are Malaysians and 30% are Singaporeans — with 60% of Malaysian buyers working in Singapore. The mix reflects the growing cross-border lifestyle between the two nations. Around 70% of buyers are purchasing for own stay, while 30% see it as an investment opportunity.
An independent Milieu survey, commissioned by Sunway Property in June 2025, revealed that nearly half (48%) of Singaporean property seekers are considering Johor Bahru for their next purchase — with 83% already owning property in Singapore. This underscores Johor’s growing status as Singapore’s preferred property extension.
A Development Shaped by Connectivity and Growth
Strategically located just 3 km from the upcoming Johor Bahru–Singapore Rapid Transit System (RTS) Link and beside Sunway Commercial Square, Sunway Majestic offers unmatched access to cross-border travel and city-centre amenities. Once operational in late 2026, the RTS will connect Bukit Chagar (JB) to Woodlands (SG) in just six minutes — a game changer for commuters and investors alike.
The development also benefits from the Johor–Singapore Special Economic Zone (JS-SEZ), launched earlier this year to boost trade and investment. Together, these catalysts position JBCC as a future-ready district for cross-border professionals.
Modern Living in the Heart of JBCC
Sunway Majestic features 1- to 3-bedroom SOHO units priced from RM400,000, aligning with the preferences of 72% of surveyed buyers seeking properties under RM1 million. The homes come with personalisation options under Sunway’s “Design to Own” concept and are supported by multi-tiered security systems.
Connectivity extends beyond transportation — residents enjoy a dedicated shuttle service to the RTS, a walkway link to Hutan Bandar, and proximity to malls, schools, and healthcare facilities. Adjacent to the development is Sunway Commercial Square, a lifestyle and retail hub managed by Sunway Malls.

A Vision for Sustainable Urban Living
Gerard Soosay, Chief Executive Officer (Southern Region) of Sunway Property, said the project reflects a shift in buyer expectations: “Homebuyers here are discerning and think long-term. Johor Bahru’s appeal is real, but expectations are higher — communities must be safe, connected, and adaptable to cross-border lifestyles.”
He added that as Malaysia’s Master Community Developer, Sunway’s commitment goes beyond property construction. “We co-invest in the places we build and stay true to our promise of being With You For Generations.”
Part of Sunway’s “The BIG Deal” Campaign
Sunway Majestic is among 16 Signature Projects featured in Sunway Property’s The BIG Deal campaign, running until November. The campaign offers RM10 million in cash rewards, exclusive packages, and buyer incentives across developments in Klang Valley, Johor, Ipoh, and Penang.
Sunway Majestic’s launch in Johor Bahru City Centre reinforces the city’s transformation into a cross-border living hub, appealing to both Malaysians and Singaporeans seeking value, accessibility, and quality. As new infrastructure and economic ties deepen, projects like this signal Johor’s emergence as a key player in the Singapore–Malaysia urban corridor — offering new opportunities for regional investors and homeowners alike.
