Johor emerges as Southeast Asia’s fastest-growing data centre market in 2024.
Johor is witnessing an economic boom fueled by a surge in data centre investments spilling over from Singapore. This growth is further bolstered by the anticipated Johor-Singapore Special Economic Zone (SEZ), expected to be formalized in December. With significant investments pouring into infrastructure and property markets, Johor is positioning itself as a regional economic hub, although environmental concerns loom.
Singapore’s stringent moratorium on new data centres has redirected investments to Johor, Malaysia’s southernmost state. With abundant land, affordable energy, and proximity to Singapore, Johor has become Southeast Asia’s fastest-growing data centre market. The anticipated Johor-Singapore SEZ is poised to accelerate this trend, offering mutual economic benefits.
Johor now hosts 22 operational data centres, a leap from nearly none in 2019. By 2024, Malaysia had attracted USD 26.6 billion in approved investments, with at least a quarter directed to Johor. Companies like Princeton Digital Group are leveraging Johor’s strategic location, expanding northward into Malaysia and southward into Indonesia.

The economic spillover has significantly boosted Johor’s property market. Nearly 48,900 property transactions worth MYR 28.8 billion (approximately SGD 8.63 billion) occurred in the first half of 2024. Developers are racing to meet rising demand fueled by expectations for the SEZ and the new Rapid Transit System (RTS) link.
Johor’s construction sector is experiencing a steady demand for labour as developers prepare for an influx of businesses and workers. The SEZ promises enhanced cross-border collaboration, making Johor attractive for multinational firms seeking expansion.

To meet data centres’ high power demands, Malaysia is prioritizing renewable energy initiatives. Prime Minister Anwar Ibrahim announced plans to accelerate the transition, ensuring sustainable growth while addressing environmental concerns raised by advocacy groups.
Environmental activists warn of potential strain on local resources. Data centres consume vast amounts of electricity and water, risking overburdening Johor’s infrastructure. Advocacy groups are urging stricter regulations to balance economic growth with environmental sustainability.
