Batam’s Geographical Position Drives Investment Influx

Batam’s strategic location, just 20 to 45 kilometers from Singapore and Malaysia, positions it as a dynamic hub within the region’s “Golden Triangle”. This proximity has not only established Batam as a Free Trade Zone but also as a magnet for burgeoning investments.


The Department of Investment and One Stop Service (DPMPTSP) in Batam reported a domestic investment (PMDN) tally of Rp1.71 trillion in the first quarter of 2024, demonstrating the city’s growing appeal to investors. This surge is propelled by the rapid expansion of the property sector, where both residential and commercial developments are rapidly increasing.


Real estate demand in Batam extends beyond residential and retail spaces. Warehousing has become particularly attractive, reflecting the city’s industrial growth. According to Lutfi Andri Saputra, Director of Marketing at Aura Mitra Property, the geographical advantage within the Golden Triangle significantly drives warehousing needs.

To meet the growing demand, Aura Mitra Property has launched the Aura Modern Warehouse, a state-of-the-art facility located in Batu Besar, Nongsa. This development prioritizes green space and offers amenities such as bribe-free loading areas, concrete cluster roads, professional security services, 24-hour CCTV surveillance, and an integrated one-gate system.


The rapid development of infrastructure in Batam supports industrial growth, ensuring that the demand for warehouses continues to rise. The Aura Modern Warehouse is strategically designed to accommodate large containers and provides a limited number of units to maintain an orderly and exclusive environment.


The warehouse complex offers 88 units, including 8 shop houses and 80 warehouses, capable of accommodating 40-foot containers. These units are priced between Rp1.5 billion and Rp2 billion, positioning them as affordable yet exclusive options for potential investors.

Aura Mitra Property is currently offering additional discounts up to Rp100 million, along with complimentary land deed (AJB) and building rights certificate (SHGB) through the end of November 2024, enhancing the investment appeal.
